Physical Location Management

  • Regular visits (as often as necessary, but minimum 2 times / week) of building(s), gardens, garages, lots in annex. Produce quality and conformity assessment reports for common areas as well as work done by regular and occasional suppliers.
  • See to the application and the respect of the regulations of the building. Prepare and send notices to faulty co-owners.
  • Providing for the maintenance, maintenance and repair of common areas and easements to ensure their conservation, quality and operation.
  • Update of the maintenance book of the building.
  • Organize and participate in technical inspections of various equipment, facilities and structural components.
  • Prepare bids and obtain bids for all contracts related to maintenance and repair services. Negotiate with suppliers as indicated by the CA.
  • Follow up of maintenance and repair work. Schedule work and maintenance and repair contracts, supervise the quality of execution and report to the Board.
  • Maintain 24 hours a day, 7 days a week, an emergency service.
  • See to the quick resolution of problems of a technical nature.
  • Maintain close cooperation with the Superintendent and other staff to ensure the integrity and functionality of the building.
  • Organize, plan and coordinate visits from different providers or service providers.

  • Access to board members, at any time, via the internet, to the financial statements of the co-ownership.
  • The access, at any time, via Internet, to the statements of account, to the declaration of co-ownership, the minutes of the meetings of the CA and the general assemblies, as well as to any other document considered useful by the CA.
  • Management of outstanding accounts according to the specific procedure established by the CA.
  • Rental management of parking spaces (if applicable)
  • Tax Credit for Home-Support Services for Seniors (Form TPZ-1029).
  • The preparation of litigation files to be sent to lawyers or other stakeholders.
